Is this a Good Time to Buy a Home? Yes and Here’s Why . . .

Today is one of the best times to go for the American Dream of home ownership or upgrade if you need to expand to a larger place. Here are key points to keep in mind.

1. Low Interest Rates. Interest rates are still hovering at historic lows. This means that you can qualify for more house for your money than you may if rates shoot up. If you wait, you could be priced out of a home that is at the top of your comfort range if rates increase. No one knows how long rates will stay low.   If you are on the fence about buying this is definitely a reason.

2. Mortgage Interest Deduction: Currently home mortgage is deductible on your taxes saving you money.

3. Affordability: Low interest rates along with recently falling prices in some areas have given buyers even more of a reason to buy. Price is the number one reason a home sells.

4. Paying Towards Ownership. Each payment you make on your own home goes towards your future equity. You are paying yourself instead of the Landlord.

5. Appreciation: Besides paying toward ownership you have the opportunity to get more value as the equity as your home value increases. So, in most cases, you will gain more value in staying in your home longer.

6. Home equity: As you build home equity, you gain value by being able to borrow against it for repairs and improvements.

7. Stability: Owning a home builds stronger communities, people take pride in their homes and neighborhoods and get involved in their community.

8. Monthly Payments: Once you have paid off your 15, 20, or 30 year mortgage, you will be free of that monthly payment. You will still be paying property tax, insurance and some maintenance.  In most cases, reduction in monthly obligation will be less than what you would be paying a landlord.

Existing Homes Sales Rise

Interest rates are still great but rising. If you are on the fence for buying, now is the time to take a serious look and get out there and get moving. Take advantage of this great market of inventory, rates, and tax credit benefits. I was looking through the home stats yesterday to send a client a list of homes in a few different towns, what I found to were a high number that have recently gone under contract.  Buyers are buying, don’t miss out. If you are selling, make sure you have a competitive price.

“Sales of existing homes showed another gain in May, benefiting from favorable affordability conditions and a first-time buyer tax credit, according to the NATIONAL ASSOCIATION OF REALTORS ®. May’s increase was the first back-to-back monthly gain since September 2005.

– including single-family, townhomes, condominiums and co-ops – rose 2.4 percent to a seasonally adjusted annual rate of 4.77 million units in May from a downwardly revised level of 4.66 million units in April. Sales remained 3.6 percent below the 4.95 million-unit pace in May 2008.”

The Joys of Home Ownership

My current housing lot came with heavy brush and several trees. When we first moved in, we had four plus dump truck loads taken out to make room for a lawn. We left several feet to the back line uncleared so we could deal with it later. Well one of the later moments did come this weekend after a few years. One tree that I had been watching for a few years decided not to sprout any leaves and was becoming quite an eyesore and possibly a safety issue. During the last two years the woodpeckers were starting to heavily feast on it and piles of ant dust were forming around the bottom of the tree.

Our buddy Tom arrived later in the afternoon and graciously brought his amazing chainsaw. My husband rigged the tree up with tow straps from our jeep to help guide the tree to fall in a safe spot – with out harming any neighbors or their property. 🙂

The tree came down as planned and Tom, my son and husband got it all chopped up in a matter of minutes all ready for the fire pit. I can smell the campfire now. We are all ready for some marshmallows and s’mores tonight.
